Črnomerec is a district that combines a dense residential zone along Ilica with quiet houses and villas on the slopes of Medvednica. Although it is often perceived as a small neighbourhood, it is an area with very different micro locations, from busy Kustošija to calm Vrhovec and Bijenik. The air here is cleaner, traffic is lighter, and Medvednica and its hiking trails are literally within reach. Because of this, prices per square metre in this part are among the highest in western Zagreb, and demand for quality houses constantly exceeds supply.
Buyers of a house on the slopes should take into account the slope of the plot, because steeper terrain affects the cost of construction, garden landscaping and access. The Črnomerec turnaround is one of the main transport hubs in the west of the city. Tram lines 2, 6 and 11 end here, and a large number of bus lines depart from the same place towards Podsljeme, Podsused, Gornje Vrapče and other peripheral areas. For residents of Črnomerec this means a fast link to the centre, about ten minutes by tram to Ban Jelačić Square, and an easy transfer to a bus towards the higher parts of the city.
Along Ilica and in Kustošija there are shops, a market, pharmacies, schools and kindergartens, and the hospital on Vinogradska cesta is within reach of the eastern part of the district. The slopes have fewer facilities within walking distance, so families with small children in that part more often rely on a car for daily errands. Sports grounds, the Šalata pool and Tuškanac park are close to the eastern border of the district.
The price range in Črnomerec is one of the wider ones in the city. A flat in original condition in Kustošija and a renovated villa in Vrhovec differ several times over in price per square metre. Demand for houses on the slopes is high and stable, while flats along Ilica move in a range similar to other neighbourhoods on the edge of the centre. Proximity to the centre while keeping greenery is the main reason the district does not lose value.

For houses on the slopes the key points are the legality of construction, the real situation registered in the cadastre, the access road and connections to utility infrastructure, which in the higher parts is in places incomplete. For older flats in Kustošija the energy renovation, the state of the roof and the level of the reserve fund are checked. For properties along Ilica exposure to noise and exhaust fumes from the main road also matters.
Rental demand in Kustošija is stable and year round, above all for smaller flats near the tram. Houses and larger flats on the slopes are rented out less often, and when they are, they are sought by families who want to try life in that part of the city before buying. Yields are moderate and occupancy is high thanks to proximity to the centre and the universities.
Črnomerec is one of the oldest Zagreb suburbs, mentioned in medieval sources as a settlement west of Gradec. For centuries it was an agricultural and wine growing area, and as the city expanded along Ilica it became a residential zone, while the slopes remained more sparsely built. Kustošija took on its present appearance during the second half of the twentieth century, through a combination of self building and planned construction of blocks.
Today the district changes slowly, through individual replacement construction in Kustošija and the renovation of houses on the slopes. There are almost no large construction sites, so the character of the district is stable and predictable for a buyer.
