Hermes Nekretnine is a real estate agency based at Vlaška ulica 45, in the very centre of Zagreb, offering clients end-to-end support for every kind of property transaction. This page gives you an overview of everything we do, from standard sales and purchase brokerage, through property valuation and mortgage brokerage, to energy certification and the administrative and legal work involved in transferring ownership.
The idea is simple. When you sell an apartment in Trešnjevka or buy a house in Maksimir, the process involves more steps than it first appears, and each step has its own deadlines, costs and potential pitfalls. Instead of coordinating the appraiser, the bank, the notary and the energy assessor yourself, you can bring all of it under one agency that knows Zagreb and its market first hand.
Throughout the process you have a single point of contact who keeps every thread together and tells you in advance what the next steps are. That shortens the time to closing and reduces the number of unpleasant surprises near the end, when the stakes are highest.
Brokerage is the core of what we do. For sellers it means a market valuation, listing preparation, professional photography, viewings and negotiation with buyers all the way to signing at the notary. For buyers it means access to properties that are often not publicly advertised, a check of the land registry status and help negotiating the price. You can read how the process looks from our side on the pages seller representation and buying consultation.
We advertise on all the relevant Croatian portals, and for properties that appeal to foreign buyers we also prepare listings in English, German and other languages. On top of that we use our own database of buyers already waiting for a specific type of property in a specific district, so some sales close before public advertising even begins. We broker every property type in the city, with dedicated overviews for apartments in Zagreb, houses in Zagreb, land in Zagreb and commercial property in Zagreb.
Besides sales, we also broker long-term rentals of apartments, houses and commercial units. We help owners set a realistic rent for the specific district, check a tenant's ability to pay and draw up a contract that protects both sides, including rental registration and deposit terms. We explain the difference between long-term and short-term letting depending on location on the renting property page.
Before a property even reaches the market, you need to know what it realistically costs. Our property valuation is based on prices actually achieved in the same district for a comparable property type, not on asking prices from listings, which are often significantly inflated. For sellers it is the starting point for the right advertising strategy, and for buyers it is protection against overpaying and an argument in negotiations.
We also prepare valuations for probate proceedings, division of assets and accounting, in writing, with an explanation of the method and the comparable properties we considered.
Most purchases in Zagreb are financed with a housing loan. Through mortgage brokerage we compare offers from several banks, help with the paperwork and guide you through approval, from the assessment of your borrowing capacity to disbursement. The aim is to agree the loan terms in parallel with price negotiations, not only after you have reserved a property, because at that point you have a weaker negotiating position and tighter deadlines.
An energy certificate is a legal requirement for every sale and rental, and buyers pay more and more attention to it because of heating and cooling costs. We arrange energy certification through authorised engineers, usually within a few working days, and explain what the energy rating means in practice for future utility bills and for your negotiating position as a seller.
Transferring ownership involves a series of steps that are easy to underestimate: checking ownership and encumbrances in the land registry, drafting the preliminary and main contracts, filing the real estate transfer tax, registering the new owner and handover with meter readings. Through administrative and legal services we handle this paperwork for you and align the deadlines of everyone involved in the transaction, including the bank and the notary.
For properties that are not divided into separate ownership units, or where the physical and land registry situation do not match, we help sort out the documentation before the property goes to market, because these issues later push the price down or stop the sale entirely.
Some properties in Zagreb, especially in the older building stock of the Lower Town and Upper Town, are bought with renovation in mind. We connect clients with architects and contractors through architectural services and property adaptations, from the concept design and cost estimate to construction and registering the changes.
For properties being prepared for sale, rental or moving in, we also offer property cleaning and organised moving services, so that handover happens without delay and the space makes the best possible impression at viewings.
Take the example of selling a three-room apartment in Trešnjevka. In the first week we visit the property, carry out the valuation and order the energy certificate. In the second week we prepare the photographs, description and listing and activate the buyer database. Over the following month we run viewings and negotiations, and once we agree a buyer we take over the legal side: the preliminary contract, the deposit, the tax filing and the registration. If the buyer is paying with a loan, the mortgage process runs in parallel. Throughout all of this you have one contact person and a clear view of the next step.
We provide all of the above across the entire City of Zagreb. We work most in the districts around our office on Vlaška ulica, for which we have prepared detailed guides:
The full overview of the districts we cover is on the Real estate by location page, and our practical buying and selling guides are collected on the Guides to buying and selling property page.
The brokerage fee is agreed in the contract and depends on the type and value of the transaction and the scope of work. You receive the exact amount and everything it covers in a written offer before signing, with no additional charges.
Yes. Valuation, the energy certificate, mortgage brokerage or legal support can be arranged on their own, regardless of whether you are buying or selling through us.
We work across the whole city, including Novi Zagreb, Sesvete and the surrounding settlements. The district guides currently cover six neighbourhoods, and we add to the list regularly.
Yes. We communicate and prepare documentation in English, German, Slovenian and Russian, which is a common need for buyers and sellers from abroad.
We run the entire process remotely as well, including video viewings, powers of attorney for signing and coordination with the bank and notary, so you only need to be present in person when you choose to be.
With the price set correctly and the documentation in order, selling an apartment in a good district usually closes within one to three months. An unrealistic price is the most common reason that timeline stretches out considerably.
