Podsused and Vrapče form the western edge of Zagreb, where the city descends towards the Sava and climbs the slopes of Medvednica. It is a mainly residential part of the city, with more affordable prices than in the central districts and with two strong transport links, the tram terminus in Vrapče and the suburban railway from Podsused. Hermes nekretnine works regularly in the sale of houses and flats in this part of the city.
The Podsused-Vrapče district has around 48,000 residents and includes the areas of Vrapče, Podsused, Perjavica, Borčec and Gajnice. Alongside Vrapče as a more densely populated centre, most of the district consists of family houses on plots, with a green belt towards the Sava and the mountain.
Vrapče is the most densely populated part of the district, with a mix of family houses and residential buildings from the 1970s and 1980s. The flats are mostly two and three room, with a price per square metre among the more affordable in western Zagreb. The area is also known for the Vrapče Psychiatric Hospital, one of the oldest such institutions in the region, whose spacious, park landscaped grounds form a large part of the greenery in this part of the city.
Podsused was once an industrial area, known for the cement works that marked this region for centuries. Today it is mainly residential, with family houses and access to the Sava river and an entrance to the mountain trails of Medvednica. Above the area rise the ruins of the medieval Susedgrad fortress, and Podsused is also the western gateway of Zagreb towards Zaprešić and Samobor.
Vrapče has a tram terminus at Ljubljanica, where lines 2 and 6 towards the city centre end, with a link to Ban Jelačić Square in about twenty minutes. Podsused has two railway stations on the line towards Savski Marof and Zaprešić, with a fast link towards the Main Station. For drivers there are Ljubljanska and Zagrebačka avenija and the proximity of the western motorway entrance at Jankomir.
Vrapče has primary schools, kindergartens, clinics, a market and shops, while larger retail is in the Jankomir zone to the south east. Podsused and the peripheral areas have fewer facilities within walking distance, so families in that part more often rely on a car or the train. Recreation is a strong side of the district, with cycling paths along the Sava and hiking trails on Medvednica.
Podsused and Vrapče are among the more affordable parts of Zagreb, for both houses and flats. The district attracts buyers who, on a limited budget, want a house with a yard in green surroundings and a good link with the centre, whether by tram from Vrapče or by train from Podsused. Demand is stable, and the district is also of interest to those who work in Zaprešić, Samobor or the western business zones.
At Hermes nekretnine we assess every property individually, taking into account the distance from the tram or the railway station, the type of construction, the legality of the house and outbuildings, and the state of the building. For older houses the heating costs also matter, and there is more on this in the guide to the energy certificate.
The district suits families for whom price is decisive but who want a house with a yard, quiet and proximity to nature while keeping a link with the centre. It also suits those who commute daily by train towards the centre or by car towards the west. Buyers for whom a dense city supply of facilities and nightlife matters should bear in mind that this is a quiet, peripheral part of the city.
For family houses, of which there are many in this district, the key point is the legality of all parts of the building and outbuildings, and the real situation registered in the cadastre and the land registry. For properties in Podsused it is also worth checking the proximity of the former industrial zone and the state of the soil if the plot is in its immediate vicinity. For flats in Vrapče the energy renovation, the state of the roof and the level of the reserve fund are checked.
Rental demand is stable, above all for smaller and medium flats in Vrapče sought by families and working people. Proximity to the Vrapče Psychiatric Hospital additionally creates demand for staff accommodation. Rents are lower than in the central districts, but so is the entry price, so yields are comparable and occupancy is good.
Vrapče and Podsused were for centuries independent suburban areas, Podsused tied to industry and the river, and Vrapče to agriculture and, from the end of the nineteenth century, to a large psychiatric hospital. With the expansion of Zagreb towards the west during the twentieth century both areas became part of the city, with a combination of self built houses and planned construction of buildings in Vrapče.
Today the district changes slowly, through individual construction of houses on the remaining plots and the renovation of existing ones. There are no large new areas, and the green belt towards the Sava and Medvednica keeps density low.

How far is the district from the centre? By tram from Vrapče to Ban Jelačić Square takes about twenty minutes, and by train from Podsused to the Main Station is similar. For parts of the area without a tram or train nearby you should count on a bus or a car.
Is the old industry in Podsused a problem? The cement works largely no longer operates at full capacity, but for plots in its immediate vicinity it is worth checking the land use and any restrictions in the spatial plan before a purchase.
Few Zagreb districts have both a river and a mountain within reach like Podsused and Vrapče. A landscaped cycling and walking path runs along the Sava towards the city centre, and hiking trails onto Medvednica start from Podsused and Gornje Vrapče, including an educational trail along the Bliznec stream.
For families who spend weekends outdoors, this closeness to nature is a concrete advantage that is hard to replace in the central districts. For houses right by the Sava embankment it is worth checking whether the plot is in a flood area and what the rainwater drainage is like.
