Stenjevec is a western Zagreb district that buyers most often know for two areas, Špansko and Malešnica. Špansko is a large housing area with blocks from the 1970s and 1980s and newer construction in the Oranice zone, while Malešnica is a planned area built in the 1990s and 2000s, today one of the more orderly family parts of the city. The Stenjevec district has around 51,000 residents and stretches from Zagrebačka avenija in the south towards Vrapče and the slopes in the north. Alongside Špansko and Malešnica, it also includes Gajevo and parts of Stenjevec and Donje Vrapče, with more family houses.
Malešnica was created according to a single urban plan, with a regular grid of streets, green areas, schools, kindergartens and retail facilities arranged within the area. The housing stock consists mostly of mid rise buildings with underground garages and landscaped grounds, along with the occasional row of houses. Because of its consistent organisation and calm, family atmosphere, Malešnica is among the more sought after newer areas, and prices per square metre here are higher than in neighbouring Špansko.
Špansko was built as a planned area in the 1970s and 1980s, with towers and slab blocks around internal parks. The flats there are mostly two and three room, in buildings with a lift, and prices are more affordable than in Malešnica. In the Špansko-Oranice zone new residential supply has been built in recent years, so the district offers a choice between older planned and completely new construction over a short distance.
Zagrebačka avenija runs along the southern edge of the district, one of the main city roads, connecting the west of the city with the centre and the east and leading to the western entrance to the motorway towards Ljubljana. Tram lines towards Ljubljanica and Prečko and a dense bus network connect Špansko and Malešnica with the rest of the city. Ban Jelačić Square is about twenty minutes away by tram, and faster by car outside the rush.
Malešnica and Špansko have primary schools, several kindergartens, clinics, pharmacies, a market and shopping centres within the area, so everyday life is possible without frequent trips to the centre. The Jankomir retail zone is nearby on the western side, along with sports grounds and a swimming pool. Secondary schools and universities are reachable by public transport with one transfer.
Within the same district the price differences are clear. A newer flat in Malešnica, with a garage and landscaped surroundings, achieves a higher price per square metre than a flat in original condition in Špansko. Demand is stable because the district attracts families looking for a calm, orderly space with a good link to the motorway and the centre. The Oranice zone is additionally of interest to buyers who want new construction at a somewhat lower price than in the inner city.

Rental demand is stable and year round, above all for two and three room flats sought by families. Malešnica attracts tenants for whom an orderly environment and a garage matter, while rents in Špansko are lower. Proximity to Zagrebačka avenija and the business zones in the west supports occupancy, and yields are stable.
Špansko was created as a planned area as part of the expansion of Zagreb towards the west in the 1970s, on the site of former fields and villages. Malešnica was built later, according to a new urban plan, as a response to the demand for quality family housing in the 1990s and 2000s. The Oranice zone is the last phase, with new construction on the remaining vacant plots.
Today the district is being rounded off, with little remaining room for large construction. For a buyer this means that the character of the area is largely formed and stable.

Why is Malešnica more expensive than Špansko? Malešnica is a newer, planned area with garages, landscaped public space and a younger housing stock, which is reflected in the price and in the maintenance costs. Špansko offers a lower entry price with older construction and more modest parking.
Is noise from Zagrebačka avenija a problem? It depends on the distance and orientation of the flat. Buildings deeper in the area barely feel the avenue, while for those right by the road it is worth checking the windows and the orientation of the bedrooms before a purchase.
On the western side of the district lies Jankomir, one of the largest retail and service zones in Zagreb, with big stores, furniture and electronics showrooms and vehicle services. Next to Jankomir there is also the bridge over the Sava and the connection to the motorway towards Ljubljana and Rijeka.
For residents of Špansko, Malešnica and Gajevo this means that larger shopping and leaving the city are done without entering the city traffic. The same proximity to the main roads is the reason why, for properties right by the edge of the zone, the noise level and traffic density at peak hours should be checked.
