Trešnjevka South is one of the most sought after parts of western Zagreb, above all because of Lake Jarun and the dense network of tram lines that quickly connect the district with the centre. Alongside the recreation zone by the lake, there are planned areas from the 1960s and 1970s and newer residential construction in Vrbani. The Trešnjevka South district has around 66,000 residents and stretches from Savska cesta in the east to Prečko and the bypass in the west, bordered on the south by the Sava embankment. Prečko, Staglišće and Srednjaci are planned areas with towers and slab blocks around internal parks, schools and kindergartens, similar to those in New Zagreb. For residents of Trešnjevka South, Jarun is an everyday place for walking and sport, and proximity to the lake measurably raises the value of flats in Vrbani and along Jarunska ulica.
Trešnjevka South has one of the densest tram networks in the city. Lines 5 and 17 run along Horvaćanska and Jarunska cesta towards the centre, and there are also nearby lines connecting the district with the western and eastern parts of the city. The Sava embankment offers an uninterrupted cycling link to the centre and to New Zagreb. For drivers the junction towards the bypass is close, so leaving the city towards Rijeka or Ljubljana is quick.
Every larger neighbourhood has a primary school, kindergartens and a clinic, and Prečko and Vrbani also have shopping centres. Sports grounds, swimming pools and a student dormitory across the Sava are nearby, which creates steady demand for smaller flats. Secondary schools and universities on the northern side of the city are about twenty minutes away by tram.
Trešnjevka South is among the higher priced western districts, but the differences within the district are pronounced. A flat in Vrbani III or by Jarun achieves a significantly higher price per square metre than a flat in original condition in Prečko or Staglišće. Demand is steadily high because the district attracts both families and young buyers who want proximity to the lake and a good tram link.

Rental demand here is strong and year round. Smaller flats are sought by students and young working people because of the proximity of the student dormitory and the universities, and larger flats by families who want to stay in the district before buying. Until the middle of the twentieth century Trešnjevka was a peripheral area of low, often self built housing, before a plan from the 1950s and 1960s turned it into one of the main residential areas of the city. The south received a major boost from the redevelopment of Jarun for the 1987 Universiade, after which the recreation zone became a permanent part of the district identity. Vrbani is the last major phase of development, with an area planned from the outset with public space and facilities.
Today there is almost no vacant land for large construction, so changes come down to individual replacement buildings and the renovation of existing ones. For a buyer this means that the character of the district is largely known and stable, without large construction sites that would significantly change the surroundings.

Parking in planned areas such as Prečko and Staglišće is limited, because the buildings were built at a time with far fewer cars per household.
