New Zagreb West is a part of the city where planned construction from the 1960s and 1970s meets the newest housing development in Zagreb. Alongside the older blocks in Trnsko and Remetinec, a whole new residential area of apartment buildings has grown up in Kajzerica over the past twenty years, while Sveta Klara and Botinec keep a family, almost suburban character. The New Zagreb West district has around 58,000 residents and stretches from the Sava embankment in the north to the bypass and the Lučko zone in the south. It includes residential areas, large sports and retail facilities and business zones along the main roads, so the same district is home to families in quiet streets and to companies operating along Avenija Većeslava Holjevca.
Trnsko and Remetinec were built as planned areas with towers and slab blocks arranged around internal parks, schools and kindergartens, similar to neighbouring New Zagreb East. The flats there are mostly two and three room, in buildings with a lift and maintained grounds. Lanište is a mix of newer buildings and large public facilities, while Blato and Buzin are mostly business and retail zones with less housing.
Kajzerica is a special case. Once a semi rural area along the Sava, over the past twenty years or so it has turned into a new residential district, with a large number of new buildings, underground garages and modern layouts. Sveta Klara, Botinec and the Odra slopes offer family houses on plots, with more greenery and quieter streets, but also greater dependence on a car.
By straight line distance, Kajzerica is one of the New Zagreb neighbourhoods closest to the city centre. Across Most slobode and Jadranski most it is a few minutes by car to Ban Jelačić Square and Cvjetni trg, while Lake Bundek and the park along the Sava are within walking distance. It is precisely this combination of new construction and proximity to the centre that explains why prices in Kajzerica are among the highest in all of New Zagreb.
Lanište is home to Arena Zagreb, a hall with about 15,000 seats opened in 2008, and Arena Centar, one of the largest shopping centres in Croatia. For residents of the western part of New Zagreb this means concerts, sports events, a cinema and a wide choice of shops and restaurants a few minutes drive away, without going into the city centre.
The northern part of the district, Trnsko and Remetinec, is served by tram lines 7 and 14, which run into the centre over the Sava bridge. Kajzerica, Blato and Sveta Klara rely mainly on bus lines and private cars. Proximity to the Lučko junction and the Zagreb bypass is a major advantage for those who commute daily towards Rijeka, Karlovac or Ljubljana, as well as for companies in the business zones.
Trnsko and Remetinec have primary schools, kindergartens, clinics and a market within the area. In Kajzerica the infrastructure followed the rapid housing construction with a certain lag, so before buying it is useful to check the capacity of the nearest kindergarten and school. Retail needs across the whole district are covered by Arena Centar and smaller centres along the main roads.
The price range in New Zagreb West is wider than in most neighbourhoods. New construction in Kajzerica, with a garage and modern insulation, achieves a significantly higher price per square metre than a flat in original condition in Trnsko or a family house in Sveta Klara. Demand for new build in Kajzerica is steadily high, partly because of buyers who want a new building near the centre, and there is little such property in the inner centre.

Sveta Klara and Botinec attract those looking for a house with a garden who are ready for a daily drive. The business zones in Blato and Buzin are of interest for renting office and warehouse space.
For new build in Kajzerica it is worth checking the occupancy permit, registration in the land registry, the number of parking spaces per flat and who manages the building. For older buildings in Trnsko the energy renovation, the state of the roof and the level of the reserve fund matter. For houses in Sveta Klara and Botinec the connections, the access road and any proximity to the flood area along the Sava and the Odra are checked.
Kajzerica has an active rental market for new flats, sought after by young working people and couples for whom proximity to the centre and a new building matter. In Trnsko and Remetinec demand is more family based and long term. Proximity to the Arena and the business zones further supports occupancy, and yields are stable, though lower than for short term tourist rental in the centre.
The western part of New Zagreb is changing faster than most Zagreb neighbourhoods. In about twenty years Kajzerica has gone from an area of weekend houses and low cottages to a district with several thousand new flats, and city plans foresee further landscaping of the Sava bank, cycling paths and public areas in that strip. Such development usually raises the value of existing properties, but it also brings periods of construction sites nearby.
For a buyer this means a location in Kajzerica should be viewed both through what is already built and through what is only planned on neighbouring plots.
